A typical house appraisal inspection will take about 30 minutes to complete. We will let you know if we require additional time to inspect your property when we contact you.
Please notify any tenants by giving 24 hours' prior written notice. Please open room doors, lights, and drapery. Clear access to the electrical panel and furnace. We will have a few basic questions about the property; please have someone present at the time of inspection that is familiar with the property. If not, we can handle follow-up questions by phone or email. If extensive renovations or upgrades have been done, particularly those that are not easily viewable by the appraiser, please tell us during the inspection or provide us with a list.
We do not require any documentation for a typical appraisal. If we do require additional information, we will be sure to ask.
Yes, please let us know in advance and we will work with you using historic data and photos to complete an appraisal report. We can also reference MLS history and assessment data to determine the property details.
The time it takes to complete an appraisal report will depend on the complexity of the assignment and our current workload. We aim to provide most appraisal reports within a few business days. We will let you know our estimated turnaround time when we contact you. If you have a particular deadline, please let us know.
The appraisal report will be sent to your email in PDF format. Let us know if you need the report forwarded to any additional people.
Appraisal reports for estate or tax uses usually require a retrospective effective date. For estates, it is usually the date of death. For tax uses, it is usually the date of deemed disposition. If you are unsure of the date, contact your estate lawyer or tax advisor. Most other appraisal uses are for current market value.
